I have $30,000 I plan to spend on updating my home. Will it be enough?
Will $30,000 be enough to update my 1,650 square foot home with the following: Porcelain tiles in the bath, dining, entry way and kitchen New bathtubs, sliding doors and travertine tile design New mirrors New faucets Prefabricated granite counter tops for bathrooms Medicine cabines All new doors Tankless water heater Minimal drywall repair Closet mirror door Granite kitchen counter New kitchen cabinets New hardware Remove wall and add support beam New sink Backsplash New recessed lighting. I am only paying for labor on the granite countertops and the water heater. I can do all the rest with the help of my wife. I already painting, added new appliances, windows and a patio. What do you think?

- That's going to be cutting it close, especially with the wall and support beam addition... that wife of your's must be quite a gal! The only mitigating factors that might drive you over your $30K budget would be how elaborate you want the fixtures and cabinets to be. Good luck!
- I know you said you want to do it yourself but maybe having a lil help from a decorater., you just have to find the right decorater .Because you may need help in areas. A good decorater can assist u with more affordable but yet nice things. But then again go to DIY.com for some tips.Good Luck and congrats, I would love to do that too.
- I really think you will be able to get it all in if you shop wisely. We just added a 20x20 room that we turned into a bedroom on one side and living on the other. Installed all new bath fixtures, redid the floor in the bath and had the outside walls bricked to match the house. It was about 18,000. We are in georgia. Good luck. m
- Hey man, I have been through an EXTENSIVE remodeling project before... It sounds like this is your first time. Read my answer and then let me know if you have any questions. Seriously be SOOOO careful about the upgrades you put in the house. You may think you are going to live there for a long time and end up selling it. Believe me, you do not want to spend all kind of money on that house if you can't get it out. Generally, kitchen's and bathrooms you can expect to recover about 66% of the money you spend upgrading when you sell the house. The rest of the house is about 30%. I remodeled a house 3 years ago and now can't get rid of it because it is the nicest house in the neighborhood. People would rather buy a slightly uglier house in a better area.... Call and talk to a professional appraiser in your area and find out what types of materials are average. For example, you are wasting your money on granite counter tops or marble floors in an area where people have linoleum and laminates. Be really careful man!!!!
- Ok. well...... probably not- maybe though. Work on your priorities first. AND try some DIY stuff. check all discounted stuff for dents and stuff-- aswell as quality and if its up to date with the connecting parts in your home.
- Hi, That is quite a list. The one thing that bothers me the replacement of the kitchen cabinets. You could spent the whole 30 grand on that alone. My wife is a real estate broker and she said usually anything, tastful with netrual colors, you put into remodeling kitchens and bathrooms will give you the best payback when selling. Bob
- It sounds like you have a great plan. I'm not sure if your cash will cover the cost of granite though. Could you opt for a less expensive counter?
- Do some research. Look into how much each of these things will cost you. Add it all up, then double it. I know it sounds crazy, but that is nearly always how it happens. People that didn't double their budget were stressed and strapped. People who did were relieved and surprised they needed so much money. You can also prioritize. Which is most important and do a little at at time. That way the total budget won't be so strict, but keep tract because you don't want to go crazy.
