I am in NY state. I am renting to a tenant who pays their rent late every month with minimal penalties.?

The lease says that there are no pets allowed. Apparently she has a dog and the dog has destroyed the carpet. I replaced the carpet at the tenants request when she moved in. She is now breaking the contract because she cant afford the rent and the lease still has 6 months on it . She already moved out and i kept the security deposit (1 month) but the damage she left is almost double that! obviously she is not answering her phone. I do have her full name and social security number. What can I do? The carpets are destroyed, the ones that I newly replaced just 6 months ago, the wood kitchen cabinets are painted!, a brand new door ripped off its hinges, and the whole place is just dirty. Now its one thing if I could just get it rented but i am not having any luck. what, identity theft? sorry a bit confused. I have the SS# from when she signed the lease. and if i want to take her to small claims, do i need an address for her? i dont know where she moved to but i have her full name and SS#. I think I may know where she works. not sure yet though

  2. Take her to small claims court and sue for damages to property, by the sound of things you'll win. If you dont want to do that then just take it as a lesson learned and be more careful of who you rent to.
  3. In order to take her to small claims you will have to find out either where she works or lives, since you will have to serve her to file small claims
